Introductions

Board Member Attendees: Lauren Plennert, Scot Armour, Leah Gerbeth, Erik Lundry, Ginee Ames, Carole Pascarella, Kevin Cullen

Board Members Absent: Maggie Veldman, Jim Sweeney

Other Attendees: Leigh Cataldo, Heinz Mantel, Eric Mentz, Bill and Kristie Plawinski, Bob and Sandy Kord

  1. Treasurer’s Report – Scot Armour
    • Review Treasurer’s Report
    • All required filings are in compliance
    • 2025 Dues
      • No increase for 2025 – remain at $250 and $400 for lake lots
        • Dues notices will be mailed out at end of January
        • Unpaid late fees from 2024 will be included on the 2025 dues notice
        • Dues are to be paid by March 1st
        • Still have 2 homeowners that have not paid prior years dues
        • * Need to capture email addresses for all residents
        • 8 homes were sold in 2024
        • Electronic dues payment options – In the process of deciding if and how to bill/pay dues electronically for next year
  2. Maintenance/Landscaping Committee Report – Jim Sweeney & Erik Lundry
    • Bids need to be solicited from our service providers
      • Erik – Mow/trim/fertilize – Returning to Rios for mowing needs
        • Fertilizing – waiting on quote for fertilizer and weed control
        • Jim – Sprinkler system – Bill’s Sprinker
        • Lake treatments – Aquatic Weed – 2025 proposal increase of $50 so sticking with him and prepay discount of 3%. 
    • Lake pump – Mansfield to fix 
    • Get some more fish to release into the lake – late summer/early fall
    • East entrance will get a new sprinkler box – hunter box – in springtime. 
    • Update on west entrance signs – To be painted to match the east entrance signs thanks to resident volunteer
  3. Social Committee Report – Ginee Ames, Leah Gerbeth, Lauren Plennert & Maggie Veldman
    • Recap 2024 events
      • Easter Egg Hunt – Great weather and great turnout – always a nice time
      • Spring Garage Sale – Good turnout but wanted to look at other weekends – potentially mid-May
      • 4th of July Parade – Great turnout – over 50 people – had flags, ice cream, donuts, water, red fire truck, saxophone
      • Block Party – Great turnout – approx. 50 people – had bounce house, yard games, Kona Ice, water, sweet treats dessert cart
      • Turkey Trot – Good turnout, thanks to resident for donating trophies and medallions for categories and participants
      • Holiday Lights Competition – Tried new way for submitting to be a part of the contest and voting (*See results below*)
      • Banners/Wreaths for Veteran’s Day & Holidays
      • Veteran’s Appreciation Flags
    • 2025 Events – Flyer with dates will be send out with dues
      • Easter Egg Hunt – Saturday, 4/19 at 10am, Red Fox Drive 
      • Spring Garage Sale – Friday and Saturday, 8am – 2pm – Potential Dates –  5/9-10 or 5/16-17
      • 4th of July Parade – Friday, 7/4 at 9am, Taddington Ct. 
      • Block Party – Sunday, 9/7 from 1-3pm, Taddington Ct. 
      • Turkey Trot – Thursday, 11/27 at 9:30am, Taddington Ct.
      • Holiday Lights Competition – Dates TBD – 
      • Other – Veteran’s Day Appreciation Flags, Veteran’s Day Entrance Banners, Holiday Wreaths
  4. Communications / Publicity Committee – Lauren Plennert & Leah Gerbeth
    • Additional mailer will be sent with the dues invoices and include website, Facebook group links, and event dates 
    • Website email subscribers – 117 subscribers
    • Facebook group members – 134 members
    • Dates for upcoming Board meetings – April 22, July 14, and October 13, 2025 at Old National Bank at Heritage Square
  5. Architectural Control Committee Report – Carole Pascarella & Kevin Cullen
    • Updates to Little Library House completed – stones added
    • Pool and fence request received, additional information needed (1 request) 
    • Reminder to submit spring projects to the architectural committee for approval prior to starting (playsets, fences, pools, sheds, new decks/patios, additions, hot tubs, concrete pads, etc.)
    • Working on creating guidelines to post on website 
  6. Covenants Committee – Carole Pascarella & Kevin Cullen
    • Reminder to check post lights – several not working
    • Reminders for spring to keep beaches clean, storm drains clear, etc.
    • No rentals of homes are allowed.
  7. Open for additional comments or questions from the floor
    • Open for discussion by each board member
    • Leigh Cataldo joined the board
    • Pole numbers will be reported to I&M for street light poles not working
