Devonshire Pointe Homeowners Association Board Meeting October 1, 2014

Jim Donahoe from Aquatic Weed Control made a small presentation regarding his business. The Board asked many questions to determine the best course for the future.

BUDGET Marius – We are spending what we expected. Marius made a comparison between the 2013 and 2014 annual budgets and we are having a very similar financial year to last year.

We had to discuss the next step for the two homeowners who are still in back dues. What should we do to enforce the covenants? It was decided that we ask our attorney to alert the homeowners that our next step is foreclosure. It is the Board’s sincere hope, after many tries over multiple years, that we do NOT have to pursue this action.

MAINTENANCE / LANDSCAPING There are six trees that need to be removed. They have been marked with flags. We noticed the accumulation of water on Adams Road. Bill’s Sprinklers were asked to check whether or not we have a damaged sprinkler. There is no damage.

We have damage on Adams Road. A discussion regarding what should be done.

It was requested that when we ask for future landscaping bids to include weeding as part of the package so that we do not have to ask the landscaper to weed.

SOCIAL   Welcome Kit for new neighbors is a great idea. The Christmas decorations go up on November 30th.

COMMUNICATIONS The drop box has been successful. We are moving to an email only newsletter system. Newsletters will only be printed for new homeowners with a clear explanation and request for email address. The Social Committee will be taking on the responsibility of advertising the social events through postcards. The directory will be distributed online.

ARCHITECTURAL We have a request for a fence. A discussion followed about what type of fence we would allow.

COVENANTS   In April, we had seventeen homeowners who were non-compliant in replacing their post lights. That number dropped in July to five. We have seen an increase to eleven in October. We discussed that this is probably due to the fact that homeowners are outside more often in the summer months and are noticing their post lights. There are two houses that will not fix their lights.

MISCELLANEOUS Heinz and Carl are working on entrance signs. We received an update on Lot 136. No new information on the builder has been given and the building plans have not been approved by the developer or the County (he indicated that SSC Construction will do the building).

The Annual Meeting date is set for January 21st
