Devonshire Pointe Homeowner’s Association Quarterly Board Meeting July 17, 2017

The Quarterly board meeting convened on July 17, 2017 at 7:00 P.M. at the Old National Bank located at Heritage Square. Board members Bob Hogarth, Erik Lundry, Heinz Mantel, David Riley, Jim Sweeney, Carole Pascarella, Marius Gavrila, Kevin Cullen and Lauren Plennert were present.  

 

1.       Treasure Report: Marius Gavrila presented the Treasurer Report.

a.       Total assets $94,132.17

b.      The Miller home Stonebridge has been settled with the primary mortgage holder. The Miller’s purchased the home out of foreclosure. The foreclosure settlement did not cover any outstanding debt except the primary mortgage holder. In lieu of that we will continue to file liens against the property for all unpaid dues and late charges.

c.       Total Expenses for 2017 $8,419.49

 

2.       Maintenance and Landscaping: Granger paths have made quite a mess of our landscaping along Adams road. At least 6 trees have been removed and many other trees have roots exposed and cut off which will result in the trees dying within a couple of years. We are documenting everything and will try to meet with the project manager from the Troyer group to find out what their intentions are regarding the replacement of damaged and removed trees.

 

3.       Social: Carole Pascarella and Lauren Plennert

The fourth of July parade and ice cream social went well. About 30 children were in attendance. Much appreciation to the Clay Fire Department for providing the fire truck for the kids to enjoy.

Communications: We still have many residences without phone or email registered with the association. We do have 77 members on our Facebook site.

 

4.       Covenants: All residents are reminded of the following:

a.       Grass Clippings, Since the slope of the subdivision streets directs all water flow toward Lake Taddington, we ask that you please clean up and keep all grass clippings from washing into the storm drains. Aquatic Weed Control has advised us that as grass breaks down, associated chemicals from the fertilizers will greatly upset the balance of the lake requiring more maintenance to keep algae from forming.

b.      Post Lights: Please check your post/yard light to be sure that it is illuminated from sundown to sunrise as stipulated in the Devonshire Pointe Covenants, Codes and Restrictions. Not only does it help drivers see people who are walking during the evening hours, it is a deterrent to crime. So help make our neighborhood safe and take a few minutes to replace the bulb as needed.

c.       Project Approvals: you may be thinking about or planning a project around your home sometime soon. Whether it is a fence, pool, deck, hardscape, playset or room addition, please be aware that the plans need to be submitted for review and approval prior to starting yourj project. Please allow at least 2 weeks for a response. Requests may be sumitted by using the contact form at our website.

d.      Security: It has been reported by the County Police that there has been an increase in theft (both car and home) in recent weeks. Please make sure that your garage doors are closed and that you do not leave any valuables in your cars. Also, if you see any suspicious cars or individuals in the neighborhood please call the county police non-emergency number to report them, they would rather check it out than file a lengthy police report after a theft or home invasion.

e.       These reminders and concerns will be sent to all residents via email and posted on our Facebook page.

 

5.       Architectural Control Committee Report: Carole Pascarella & Kevin Cullen

a.       Rob Taylor’s new build on lot 136 landscaped with grass all the way to the water. Lauren will ask the new owner to replace the grass with gravel the same as the other lots on the lake to prevent grass clippings and fertilizer from getting in to the lake.

b.      We received a shed request with detailed plans. The board will review the plans and come up with a HOA policy concerning the approval and building of sheds. All members will submit comments to Heinz and Kevin before the 1st of October. Our goal is to have a policy in place by the end of October.

 

6.       Miscellaneous:

a.       The Devonshire Pointe HOA will pay a county sheriff deputy to patrol our sub-division the first week of school this fall to enforce speed limits and remind drivers of the danger of small children walking in the street.

b.      The board is preparing for the upcoming election of board members. The following is our schedule:

  • The 2 year term for new board members will start January 1, 2018 and end January 1, 2020.
  • Any resident can self-nominate by emailing their name, address and phone number to devonshirepointe@gmail.com by September 15, 2017.
  • All nominees will be contacted by October 4, 2017. Ballots will be mailed out October 18, 2017.
  • Returned ballets must be returned, postmarked no later than November 1, 2017.
