Devonshire Pointe Homeowners Association Meeting October 16, 2013

 

Attending:  Heinz Mantel, Bob Weiss, Lauren Conte, Carole Pascarella, David Riley, Jim Sweeney, Laura Baker, Erik Lundry, Kevin Cullen, Marius Gavrila, Deneen Worthen

 

Treasurer’s Report:  Treasurer Bob Weiss presented the Treasurer’s Report (see handout) comparing income and expense from previous year, highlighting lake expense for additional treatments, grounds maintenance increase due to tree replacement, and legal expenditures for dues collection.  Three households are currently in arrears, two have liens in place and five have outstanding late fees.

 

Maintenance/Landscaping:  Committee Member Jim Sweeney and President Heinz Mantel updated the board members on health of the replaced pine trees and the need for additional replacement of two that had died.  The summer neighborhood trash clean up job was considered successful and the situation will be monitored through the fall and winter for additional work as needed.  An entrance wall light was vandalized and replaced by Craig Electric.  There was suggestion to change the lighting to in-ground lighting to avoid higher lights being a target for vandals.

 

Social Events:  Committee Member Carole Pascarella gave a recap of the 2013 social events and the plan to continue same in 2014.  It was decided that the entrance wall Christmas decorations be in place at the beginning of December 2013.  There was continued discussion regarding the announcement signs and possible options offered by new board member Marius Gavrila.

 

Communications:  Committee Member David Riley reported that 88 homeowner emails have been captured and the need to keep the Devonshire Pointe website as the central source for homeowner communications.

 

Architecture Committee:  A building request for a sun porch has been approved and completed and plans for a new build home on Taddington Court are in process.

 

Covenants:  Letters and verbal requests continue for homeowners leaving grass clippings in the street.  There was discussion regarding the condition of the lake, testing, and success of the first of three PhosLock applications.

 

Election/Committee Formation:  Nominations were given and seconded for the 2014 Board Of Governors Officers as follows:

Secretary:Laura Baker

Capital Expense:  President Heinz Mantel requested a wish list from the board members to determine expenses for 2014 for discussion at future meetings.  The 2014 meeting schedule was set as follows:
January 15 was determined as the date for the ALL Homeowners Annual Meeting
